What is included in the inspection and inspection report?
The inspection report format follows the guidelines required by the Texas Real Estate Commission. My reports are thorough, informative, easy to read and follow. Pictures are included in the report to allow you to see what is written in the report. Unlike many inspectors, I provide the age and size of mechanical equipment so you can make an informed decision on the remaining life of the equipment.
Items included in the inspection report are:
Foundation – An electronic level is used to determine the amount of any unevenness in the foundation.
Grade – Underground drains are tested.
Roof – I will walk on the roof depending upon the pitch of the roof and the weather. If the roof surface in not accessible, a ladder will be used to look at the roof surface up close from the eaves.
Walls – Exterior and interior.
Structural Components – Attic framing, beams, joists, structural components.
Doors – All accessible doors are checked for proper operation.
Windows - All accessible windows are checked for proper operation.
Fireplace – Firebox, flue and chimney cap.
Electrical System – Service entrance, breaker panel, outlets, switches, wiring, lights.
Plumbing – Plumbing fixtures, tubs, showers, drains, water heater.
HVAC – Air Conditioner, heater, ducts and vents.
Appliances – All cycled on a normal setting.
Optional items include irrigation systems, swimming pools and spas.
In addition to the information required by TREC, the location of emergency shut offs for electricity, water and gas are provided to you in the report to aid you in adjusting to your new home. The reports also include many informational tips on maintaining your home.
